Helping out of town home owners on short sales is not a simple task.  So, I have to pinch myself when I get a kind and raving testimonial upon finalizing a real estate transaction.  I’ve not solicited them in the past, figuring I offered the best assistance I could given the circumstances.  Here’s what typically happens when a realtor works with a client–it’s no catwalk when negotiating a short sale.  To give you perspective, I’d like to paint a glorious story suggesting that all short sales are renovated homes but it wouldn’t be the truth.  I’ve always said, I’m an equal opportunity real estate consultant helping homeowners with their $30,000 valued home and up to $1 million plus.  It’s all the same to me, everyone deserves to be treated with dignity especially when they run risk of foreclosure.

Navigating through a short sale is a large undertaking but it’s truly rewarding when I can help a homeowner come through from the traumatizing threat of suffering a foreclosure.  These days, it’s really unnecessary to be foreclosed on.  There are so many more options offered to a homeowner then even 5 years ago.  Have you considered applying for a loan modification? What about trying to do a short sale?  Sometimes, despite the loan modification trial a homeowner must face reality that a short sale is imminent. Don’t despair, the way you can look at it is this way.  Once you survive and successfully close that chapter of your life, take the opportunity and re-group and save. Chances are in 2 years time or less, you’ll be eligible to obtain a FHA loan and hopefully enjoy the lower mortgage rates and lower priced home (depending on the location).
